After renovating the existing water police building which was subject to a heritage overlay, the client – a property developer – approached the designer to design them a new headquarters within a small and narrow tenancy on The Esplanade, St Kilda. Their main desire was to maximise the views overlooking the St Kilda foreshore, Luna Park and the Palais Theatre. They required four offices, a general work area, a reception area, and board room. This project is a sleek and sophisticated design which maximises space through clever planning and the extensive use of full height glass partitioning. The limited internal space is almost completely transparent, with bay views possible from most areas. The striking and highly visible boardroom at the front of the building completes a polished design and assists in providing a corporate identity that acts as a showcase for the client, offering them a truly iconic space to inspire clients and employees alike.
